Mandatory building inspections — what to check and when

Annual, five-year and twice-yearly inspections: periodic building checks under Polish building law and the role of the building logbook.

Legal basis

Periodic inspections are required by Article 62 of the Polish Building Law. Responsibility rests with the property owner or manager.

Key inspections

The scope depends on the building. Most commercial properties need to account for:

  • annual checks of weather-exposed elements, gas installations and chimney ducts
  • five-year checks of technical condition, appearance and surroundings, including electrical and lightning protection installations
  • twice-yearly inspections, by 31 May and 30 November, for qualifying large properties

Documentation

Inspection results are recorded in the building logbook. Organised documentation supports regulatory inspections and discussions with insurers.
