HVAC maintenance — planning work throughout the year

A seasonal maintenance plan for ventilation, air conditioning and heating in commercial buildings, and common omissions.

Why plan rather than react to faults?

HVAC systems operate seasonally. Work before the heating and cooling seasons reduces the risk of breakdowns during peak demand.

What to include in the schedule

  • filter inspections and replacement
  • cleaning heat exchangers and condensate trays
  • checking drives, belts and bearings
  • reviewing control settings
  • applicable leak checks for equipment containing F-gases

The role of BMS

BMS data helps schedule maintenance using actual operating hours and trends, rather than the calendar alone.
